The family oriented community of West Pasco has grown rapidly and added many services,
neighborhoods and businesses over the past decade.
West Pasco is largely an incorporated area of Franklin County adjacent to that is bordered
on the south and West by the Columbia River with Kennewick just across the water to the
South. To the west of West Pasco is Richland, a community largely famous for the historic
link with Hanford.
To get to Kennewick from West Pasco, residents cross what is affectionately referred to as
the "Blue Bridge" or they may choose to go the other way briefly into Richland and turning
east into Kennewick over the quite substantial Concrete bridge.
The Columbia Center Mall with substantial shopping options is a large attraction in Kennewick.
Tri-Cities Music Teachers are outstanding and the area boasts many musical enrichment options,
such as Camerata, Mid-Columbia Master Singers and much more.
Churches are an important part of Tri-Cities, with some located right smack dab in the middle
of a subdivision.
Pasco itself is divided by locals largely between Central Pasco, East Pasco and West Pasco
and then there is also "North" Pasco which is much more agricultural in nature. East Pasco has
a historic downtown, with much of the expected things you might find in a downtown area, shops,
older buildings, even a Railroad Museum which my boys happen to like.
There are about two dozen parks in Pasco, many of which are in West Pasco. And some of
which offer large shade trees, plenty of grassy space and offer plenty of opportunity for
walking, accessing the River or flying a kite, playing games and more.
Watersports and fishing enjoy plenty of opportunity to get out and enjoy the great outdoors.

There are a myriad of different and unique neighborhoods in West Pasco. The unincorporated
areas of West Pasco allow animals, the number and type of which depend on the size of the
property. Even in incorporated parts of West Pasco, it is permissible to have a few chickens
as long as not otherwise restriced by the Covenants, Conditions and Restrictions of a
subdivision or Home Owner's Association. With the exception of Roosters. Sorry guys! But
we value our sleeping hours in West Pasco.
Construction continues in West Pasco with many new homes being built in many different styles
and prices to fit everyone’s budget. We've got new homes starting in the $140,000's to gorgeous
riverfront homes under a million dollars. Many of the homes I sell range from $150,000 to
$300,000, but I can help with any single family home purchase or sale in West Pasco or the Tri-
Cities for that matter.
For many people, West Pasco is like living in a little slice of paradise. This community is a
largely a well manicured area with plenty of amenities on the well-known Road 68 corridor,
including Yokes with its promise of Fresh Foods and also a Nature's Corner for organic foods.
There is a Walmart, several banking options, lots of great restaurants, a Walgreen's and much,
much more.
For a little eye candy, West Pasco has a lot of Cherry Blossom Trees which are gorgeous in
Spring Time.
New subdivisions have wide sidewalks for safe walking, and various community areas for all.
Pasco is set to grow past 60,000 residents this year and has been on a substantial trend
for many years. The sunnier climate, compared to coastal cities in Washington and Oregon, in
particular, is very appealing to many residents that have chosen to make Pasco their home.
Some are young families, some are retires, many are in between.
In my own neighborhood, there are many relocated residents that I enjoy greatly for their
humor, friendship, work ethic and practical good natures. Oftentimes, helping people find
the right home begins with finding the right neighborhood. Finding you the best home really
requires knowing your lifestyle and what is most important to you.
In healthcare, West Pasco provides all types of healthcare services in several convenient
locations. We have access to Lourde's Hospital in Pasco, Kadlec in Richland, Kennewick
General Hospital in Kennewick, with many smaller clinics and specialty medical facilities in
West Pasco and throughout Tri-Cities in general.
There are two large highly rated golf courses within the Tri-Cities community.
Golfers have numerous options in Tri-Cities, Wa and Pasco has local options, such as
Sun Willows Golf Course near the airport or Pasco Golfland.
For sports fans in West Pasco, there is Gesa Stadium.
Do you enjoy a beautiful river beach line? If you do, West Pasco has Chiawana Park where
you can walk for miles along the scenic river. And if you would like to take in a little
history, you can go for a 10-minute drive to Sacajawea Park at the confluence of the Snake
and Columbia Rivers. Yes, this is where Lewis and Clark camped, can you imagine it? Where
would we be without that great historic expedition?
It just doesn’t get much better with affordable housing, great communities and something for
everyone. West Pasco has it all, culture, events, nature, parks, libraries (a new West
Pasco Library is scheduled to open next year), bright inquiring minds and more.
West Pasco offers many options for housing. Several new developments, some with Home Owners
Associations that govern specifics such as keeping boats and trailers behind fences and
whether or not pit bulls are allowed to those with no home owners associations exist in West
Pasco. And homes along the river with docks as well as those without docks. New and resale
Homes with large acreage and homes or townhomes with little to no yards. We just about got it
all in West Pasco.
West Pasco has a few great builders if you are considering building a new home. Part of my job
is to know where the best options are with new construction and resales. And you will want a
great local lender when you do. Shucks, I'll even tell you who my own Mom used for financing
her home in West Pasco.
